1. Pre-Listing Activities
    1. Review all property data.
    2. Prepare "Comparable Market Analysis" (CMA) - fair market value.
    3. Assess Curb appeal and presentation of home.
    4. Gather pre-listing appointment questions.
  2. Listing Appointment Presentation
    1. Give overview of Self, Company, and market conditions.
    2. Present CMA Results including, comparables, solds, current listings and expireds.
    3. Explain the power of Multiple Listing Service (MLS) and internet marketing, and other marketing strategies.
    4. Review estimate of closing cost and net to seller.
    5. Explain how appointments will take place.
    6. Explain benefits of Home Owners Warranty to seller.
    7. Answer all sellers questions.
    8. Facilitate listing agreement and property disclosures.
  3. Once Property is Under Listing Agreement
    1. Coordinate home cleaning and yard grooming.
    2. Take photos, and place lock box and sign.
    3. Confirm utilities and get past 12 month estimate.
    4. Send copies of all listing documents to seller.
  4. Entering Property in Multiple Listing Service Database
    1. Input data, photos, and disclosures into MLS.
    2. Setup showing instructions and appointment process.
    3. Start title work with title company.
  5. Marketing the Listing
    1. Create Virtual tour and website.
    2. Create property fliers.
    3. Schedule Brokers open and Open houses.
    4. Communicate with seller(s).
  6. The Offer and Contract
    1. Receive and review all offers to purchase contracts.
    2. Evaluate offer(s) and prepare net sheet.
    3. Present offer to seller on merits and weaknesses of offer(s).
    4. Prepare counter offer, acceptance, or amendments to buyer.
    5. Upon Acceptance, receives earnest money & deposits into escrow account.
    6. Delivers copy of contact to seller, title company, buyer's agent, and loan officer.
    7. Assist buyer with obtaining financing, if applicable.
    8. Communicate process with seller.
  7. Tracking the Loan Process
    1. Follow loan process through to the underwriter, if applicable.
    2. Add lender and other vendors to transaction management program so agents, seller, and buyer can track progress of sale.
    3. Contact lender weekly to ensure processing is on track.
    4. Relay final approval of buyer's loan application to seller.
  8. Home Inspection
    1. Coordinate buyer's professional home inspection with seller.
    2. Review home inspector's report
    3. Enter completion into transaction management tracking software program.
    4. Explain seller's responsibilities with respect to executed contract.
    5. Recommend or assist seller with identifying and negotiation with trustworthy contractors to perform required repairs.
    6. Negotiate payment and oversee completion of all required repairs in accordance with contact.
    7. Communicate with seller of the inspection and repair process.
  9. The Appraisal
    1. Notify seller of scheduled appraisal date and time.
    2. Provide comparables sales used in market pricing to appraiser, if applicable.
    3. Enter appraisal into transaction management software, if provided.
    4. Communicate to seller results of appraisal.
  10. Closing Preparations and Duties
    1. Coordinate closing process with buyer's agent and lender.
    2. Ensure all parties have all forms and information needed to close the sale.
    3. Confirm closing date and time and notify all parties.
    4. Assist in solving any title problems (boundary disputes, easements, etc).
    5. Schedule final walk-through with buyer's agent.
    6. Perform seller's final walk-through just prior buyer's walk-through.
    7. Review HUD-1 for seller (including tax, home owners association pro-rations) to insure accuracy of preparation.
    8. Coordinate utilities shut off date and confirm pro-ration credits sent to address.
    9. Review Final HUD-1 and ensure correction have been made, and forward to seller.
    10. Ensure buyer's title insurance commitment has been made.
    11. Prepare Home Owners Warranty information to present to buyer at close, if applicable.
    12. Review documents with closing agent.
    13. Ensure earnest money funds are forwarded to closing agent.
    14. Coordinate this closing with seller's next purchase and resolve any timing problems, if applicable.
    15. Have a "no surprises" closing so that seller receives a net proceeds check at closing.
    16. Have a "VIP" closing if using our preferred closer (Martha Gray at Oklahoma City Abstract and Title, Edmond OK).
    17. Present CREDIT VOUCHER to Seller on the sell or purchase of their next home, no expiration date.
  11. Follow Up after Closing
    1. Call sellers and assist in any unresolved items.
    2. Send copy of all documents.
    3. Request a review of services.
    4. Offer services to seller's, family, friends, and acquaintances.
    5. Send thank you note.
